Advise on any needed Specialists, consultants (ie. Structural Engineers etc), List of contractors and Subcontractors or Suppliers and advice on the planning process.
Carry out preparation work (feasibility study) for the client to determine the feasibility as per client’s Requirement.
Obtaining of planning information and guidelines from both the local Authorities and Homeowner’s Associations (HOA) if the building is in the Residential Estate.
Review of the Site conditions ei,(Cadastral, Physical Location, Road Access, Views Solar and Thermal aspects, etc.) or measure up the existing building if applicable and translate to auto cad
Review Legal and Townplanning requirements (ei. Conditions of Title, Estate Architectural Design guidelines if applicable.)
Make conceptual design using free hand sketches for discussion with the client.
Prepare final design for Presentation Drawing and make PowerPoint presentation with the whole Concept.
Prepare Submission Drawings ei.( Site development plan, Floor plans, Drainage plan, water reticulation plan, elevations, Sections, and Prepare Submission forms
Preparing of working Drawing ei.(floor plans layout, tile plan layout, window plan layout, door plan layout, furniture plan layout, Sanitary plan layout, water reticulation plan layout, Plumbing plan layout, storm water disposal plan layout, French drain layout, ceiling plan layout, trusses plan layout roof plan layout, Site Development Plan layout, drainage layout, Electrical plug layout, Electrical light layout, Elevations Sections, detail drawings, window schedules, door schedules, specification sheet finishes schedule, Fire plan layout and Energy Efficiency Calculations).
Preparation of JBCC Certificate of Site Possession.
Preparation of Site handover.
Preparing Preliminary works program which include site meetings, site inspection and the rest of project management planning.
Responsible for the preparation of variation orders till the project ends.
